Who Is Jeremy Fishnick? A Straight Answer From the Guy Himself
If you typed my name into Google, there's a decent chance you're trying to figure out whether I'm the right person to call about a house. Fair enough. I'd do the same thing. So instead of making you piece it together from a dozen directory listings, here's the answer from me, Jeremy Fishnick, in plain language.
Short answer: I'm a licensed Wisconsin real estate agent and a licensed home inspector based in Lancaster, in Grant County. I run Fishnick Realty Advisors (brokered by LPT Realty) and The Complete Inspection, and I work with buyers and sellers across the Driftless Area of southwest Wisconsin. I also buy houses directly through Wisconsin House Partners and build AI and automation tools for other small businesses under the AxiomFishnick name.
Where I live and where I work
I live in Lancaster with my family. It's the county seat of Grant County, and it's roughly in the middle of the territory I cover. On a normal week I might be in Platteville in the morning, Cuba City around lunch, and Boscobel or Fennimore by evening. I also work Dodgeville, Mineral Point, Darlington, Cassville, Potosi, Muscoda, and Prairie du Chien, which means Grant, Iowa, Lafayette, and Crawford counties are all familiar ground.
A lot of the buyers I work with commute to Dubuque, Iowa, and want a Wisconsin address with a reasonable drive. A lot of the sellers I work with are retiring, settling an estate, or moving for work. That mix shapes how I do the job. Small towns here don't have the volume of a city market, so you can't just throw a listing on the MLS and wait. You have to know who the likely buyer is and go get them.
What I actually do for a living
Real estate agent
Fishnick Realty Advisors is my real estate brand. I'm brokered by LPT Realty and I work with a small team, which lets me stay hands-on with every client rather than handing them off. On the listing side I handle pricing, photography, 3D scans, marketing, showings, and negotiation. On the buyer side I help people find and evaluate homes, write offers on the Wisconsin WB-11 Residential Offer to Purchase, and get them through inspection and closing with a title company.
Two things about my listing offer are worth knowing up front. First, I back my pricing with a Sold For Top Dollar Guarantee: if your home sells for less than the original agreed list price, I pay the difference out of my commission, up to 1% of that list price. Second, if you ever feel I'm not doing my absolute best, you can cancel your listing with no fees. Both of those are approved by my brokerage, and both exist because I'd rather earn your trust than lock you into a contract.
Home inspector
The Complete Inspection is my inspection business. Google lists it as Complete Inspections LLC at 411 N Adams St in Lancaster. I've inspected hundreds of homes in this area, from century-old farmhouses with stone foundations to newer builds on the edge of Platteville. That experience is why I can walk into a basement during a showing and tell you what I'm looking at before anyone writes an offer. I wrote more about how the two licenses work together in this post on being both a Realtor and an inspector.
Investor
Wisconsin House Partners, or WHP, is my direct cash-offer business. Some sellers don't want showings, don't want to fix anything, and need a closing date they can count on. For those situations I can make a cash offer myself or through my brokerage's Zoodealio platform. It's not the right fit for everyone, and I'll tell you when a traditional listing would net you more. But it's a real option, and having it means I can offer six different ways to sell instead of one.
Systems builder
AxiomFishnick is the AI and automation side of what I do. It started because I wanted every lead that came into my own business answered in under 90 seconds, whether I was in a crawlspace or at my kid's game. I built that with GoHighLevel and a set of AI agents, and now I build similar systems for other agents, inspectors, and local service businesses. Earlier on I also co-founded a marketing company and built Par X Digital and Obsido Funding, which is where a lot of the technical background comes from.
How I'd describe my approach
I'm not a high-pressure person and I don't run a high-volume operation. I'd rather do a smaller number of transactions well. In practice that looks like:
- Pricing from real comparable sales, the way an appraiser would, and often pricing to create competition among buyers rather than guessing high and hoping.
- A deliberate launch: list on Thursday, showings Friday through Sunday, review offers Monday.
- Shooting my own listing photos and 3D walkthroughs so I control the quality and the timing.
- Mailing postcards to the surrounding neighborhoods when a listing goes live, because in a small town the buyer is often someone who already knows the street.
- Telling you what the inspector is going to find before the inspector finds it.
Clients seem to notice. Between my real estate and inspection businesses I have 35 Google reviews, all five stars. One buyer, Abel C., put it this way: "Not only is he a knowledgeable Wisconsin Real Estate agent, he also has experience as a home inspector. Information is a powerful weapon to have when negotiating a home sale or purchase." That's about as good a summary of why I keep both licenses as I could write myself.
Who I'm a good fit for
I work well with people who want to understand what's happening and why. First-time buyers who have a lot of questions. Sellers who want a real plan, not a yard sign and a prayer. Out-of-state heirs dealing with a parent's house in Boscobel or Cuba City who need someone local to handle everything. Investors who want an agent who can read a house.
If you want someone who will tell you your kitchen is fine and your price is too high, I'm probably your guy. If you want someone to agree with everything you say, there are other agents who will do that.
